Commercial Repiping

Commercial Repiping

Repiping an occupied commercial building is a logistics exercise as much as a plumbing one. The work is phased so tenants keep water and the building keeps operating.

When to call

What usually brings people to this

Slab foundations are a regional specialty. When a supply line under the concrete lets go, the first sign is usually a warm spot on the floor or a water bill nobody can explain.

(909) 888-8736

These are the symptoms that usually prompt the call. Any one of them is worth a conversation, and most of them get cheaper to deal with the earlier they are looked at.

  • Repeated leaks across a building

  • Discolored water reaching tenant spaces

  • Pressure problems on upper floors

  • Galvanized supply in an older commercial building

  • A building repositioning or changing use

Water finds its way into structure, insulation and flooring long before anybody sees it, which is what makes early diagnosis worth so much.

How we work it

Testing equipment earns its keep by ruling things out, which is how you avoid paying for repairs you never needed.

See our work

  1. Survey the existing system

Material, condition, routing and where the failures are concentrated.

  2. Phase the work

Floor by floor or riser by riser, so occupied space keeps service.

  3. Communicate the schedule

Tenants need to know what happens when. That is part of the job, not an afterthought.

  4. Test and commission each phase

Each section proven before moving to the next.

Galvanized closes up from the inside until pressure drops and pinholes start. A repipe replaces the run rather than chasing failures through it.

Worth knowingWhat commercial repiping actually involves

If we find something beyond what you called us about, you hear about it before we touch it, not afterwards.

The plumbing in a commercial repipe is rarely the hard part. The hard part is keeping an occupied building functioning through it, which is a scheduling and communication problem. Which risers come out of service when, how much notice tenants get, what happens to the units affected on any given day. We plan that first and the pipework around it.

Having the diagnostic equipment on the truck changes the economics of a service call. We can rule things out in minutes that would otherwise be guesswork.

We work a wide area because the customers spread out over forty-four years, and people keep calling the number they know. If you are outside the usual radius, call and ask. We cover more ground than most shops our size.

Keeping it from happening again

Water finds its way into structure, insulation and flooring long before anybody sees it, which is what makes early diagnosis worth so much.

  • If a drain has slowed, deal with it while it is slow. A slow drain is a partial blockage announcing itself, and it will finish the job eventually at a less convenient moment.

  • Look behind and under appliances once in a while. Washing machine hoses, dishwasher connections and ice-maker lines are common leak sources and they are all hidden from normal view.

  • For commercial property, a maintenance schedule on drains and interceptors costs a fraction of emergency response, and it is the difference between planned work and a closure.

  • Water heaters benefit from an annual flush in this region more than almost anywhere else, because our water leaves sediment on the bottom of the tank where the heat has to pass through it.

Who you are calling

Call and a person picks up, day or night. If it is urgent we will often tell you what to shut off before we are on the road.

More about the family

The founder was a veteran and built the business around a simple promise: show up when you say you will, tell people the truth, and fix it properly the first time. His family holds to that.

Carrying plumbing, sanitation and general engineering licensing is what lets us say yes to the jobs other shops split between two contractors.

A veteran founded this company and his family runs it now. The standard he set is the one we are still held to.

Questions we get about commercial repiping

If yours is not here, call and ask. We would rather talk it through than have you guess.

Can tenants stay in place?

Usually yes. The work is phased specifically so occupied space keeps water, with planned short interruptions communicated in advance.

How long does a commercial repipe take?

It depends entirely on size and phasing. We give you a schedule by phase rather than one large number.

What material do you use?

Copper or PEX depending on the building, the application and the code requirements. We will explain the trade-offs for your building.

Do you coordinate with building management?

Yes, closely. Access, notice and scheduling are the difference between a smooth project and a difficult one.

Can you look at more than one problem while you are here?

Yes, and it is usually worth doing. A second issue looked at during a visit you are already paying for costs far less than a separate call.

Do you charge for a quote?

No. Quotes are free and they come after we have looked at the actual problem, not over the phone from a description.

Do you work nights and weekends?

Yes. Nights, weekends and holidays are ordinary working hours in this trade, and emergency calls are answered around the clock.

Do you guarantee your work?

We stand behind what we do. If something we repaired is not right, call us and we will come back and deal with it.

How this fits the rest of the system

Access and scheduling drive commercial plumbing costs as much as the work does. Opening a finished ceiling in an occupied suite, coordinating notice across tenants, and working outside operating hours all add to a job that might be an hour of actual plumbing. This is precisely why accurate diagnosis in front of the repair pays for itself so quickly in commercial buildings.

Before we come out

If there is a water meter on the property and you can find it, knowing whether it is spinning with everything off is useful information.

Being able to actually send somebody matters more than being the closest shop on a map, and covering this much ground is how we make sure there is usually a truck that can get to you.
