Industrial drainage fails in ways sanitary drainage does not, because of what goes through it. Chemical attack on the wrong pipe material, thermal cycling from hot discharge, and abrasion from solids all shorten a system's life considerably. Matching material and design to the actual effluent is what determines whether it lasts.

Wipes should not go down any drain, whether the packet says flushable or not. They do not break down, and they are behind a large share of the main line blockages we clear.
Know the age of the major components. Water heaters, supply piping and sewer laterals all have expected lifespans, and planning for a replacement is considerably cheaper than reacting to one.
Check the pressure at a hose bib occasionally. Above about eighty psi you are shortening the life of every fixture, valve and appliance in the building, and a regulator is a cheap fix.
Watch your water bill. A bill that climbs without a change in habits is often the only warning a hidden leak will give you before the damage shows.
